These terms apply to this website and the optional text-message program offered by James Konvalinka, powered by MODUS Real Estate. By using the website, you agree to use it lawfully. Visiting the site or submitting an inquiry does not require agreement to receive texts.
Real estate services
Texas brokerage services are provided by James Konvalinka, Texas Sales Agent #831102, through MODUS Real Estate, brokerage license #9013412. This website focuses on Central Texas representation. James also holds Wisconsin license #92936-94 with Venture Real Estate Group. His Milwaukee content describes earlier career experience; any separately requested Wisconsin referral would be handled through the appropriate Wisconsin brokerage.
Website content and conversations about your goals do not, by themselves, create an agency relationship or representation agreement. Information on this site is general and may change. Two separate choices
Inquiry texts: If you select this optional checkbox, messages may address your inquiry, requested property information, and appointment scheduling or reminders.
Marketing texts: If you select this separate optional checkbox, messages may include recurring property opportunities, market updates, and information about real estate services, including automated texts. Choosing one category does not enroll you in the other.
Consent, frequency, and cost
Consent is optional and is not a condition of purchasing property or services. You may submit the contact form without a phone number or either SMS choice. You must be the subscriber or authorized user of a number you provide. Message frequency varies with your selections and conversations. Message and data rates may apply according to your wireless plan. You must be at least 18 to enroll in this messaging program.
Stop messages
Reply STOP to a program text to withdraw consent. A single confirmation may acknowledge the request; no further program messages will be sent unless you opt in again. You can also email James@SellSmartAustin.com to withdraw consent or tell us a number is no longer yours.

Delivery and privacy
